Paris, April 28, 2024 - The crisis in the office real estate sector is reaching record levels worldwide. The United States has crossed the historic threshold of 20% rental vacancy, while in France, 8.4% of office space in the Ile-de-France region was vacant in the last quarter of 2023. The combination of rising interest rates and the growing demand for rental flexibility, amplified by the rise of telecommuting, reveal a profound transformation in the expectations of both owners and users with regard to workspace. Comet is in the vanguard, offering a pragmatic and innovative response to this crisis: the office-hotel.

The double crisis of value-added uses

The office real estate market is simultaneously facing a crisis in valuations and a crisis in uses, both stimulated by a misalignment between the traditional rigid offer, highly polarized over the long term, and the needs of today's users. The Covid-19 pandemic and the new expectations of Generation Z have accelerated the transition to hybrid organizational models, highlighting the inadequacy of rigid 3/6/9 leases with the changing business cycles of our companies. The need for more flexible, adaptive spaces is now recognized by everyone - landlords, corporate tenants and users alike.

Comet's answer: the "office-hotel".

In response to these challenges, Comet is promoting the "office-hotel" concept: a real estate product of the future that promotes flexibility of use by combining - in a single address - traditional leased space, on-demand office space and meeting and event space available for occasional rental.

With their focus on use and profitability, these "office-hotels" conceptualized by Comet offer three levels of contractualization:

  • for stable, permanent spaces,
  • medium-term for offices equipped on demand,
  • for short-term needs

In this way, Comet promotes unprecedented adaptability to changing business needs, to the benefit of users and owners alike. Aligned with the real needs of users and owners alike, and drawing on the best of the hotel world, the "office-hotel" also incorporates a whole range of services to enhance the experience and make it stand out from the crowd.

Tandem OpCo/PropCo

To really emerge, the "office-hotel" needs to combine, right from the outset of a project, the property owners' (PropCo) expertise in real estate with the operators' (OpCo) knowledge of steering, leading and day-to-day management, through very close and effective collaboration. Comet is working to smooth the transition to more flexible workspaces adapted to new lifestyles, while guaranteeing real profitability for property owners.

"This model represents more than a response to the current crises; it prefigures the future of work by offering spaces that meet the changing needs of companies and their employees. With our different offerings (Comet Meetings, Comet Workplaces and Comet Hospitality) and our innovative hands-on approach, we're not just navigating the crisis: we're transforming it into an opportunity, defining tomorrow's office as a place for life, collaboration and innovation," explains Victor Carreau, co-founder and CEO of Comet.

Victor Carreau, co-founder and CEO of Comet, and Matthieu Nicoletti, Chief Development Officer & Belgium General Manager, are ready to share more about this revolutionary vision of workspace, testifying to the expertise and innovation that position Comet at the forefront of the office real estate sector.
